Coastal Sunshine Coast
The central coastal area includes Maroochydore, Mooloolaba, Alexandra Headland and Cotton Tree and is the main lifestyle and employment hub of the Sunshine Coast. It attracts young professionals, families, retirees and lifestyle-focused residents, with a strong mix of permanent residents and holiday accommodation. The area is known for beaches, cafés, restaurants, shopping and outdoor activities, while Maroochydore is increasingly becoming the region's major business and commercial centre. Schools and public transport are available, although the network is not as extensive as Brisbane. The downside is that coastal property can be expensive and popular areas become very busy during holidays.
Noosa
Noosa is one of Queensland's best-known lifestyle destinations and includes Noosa Heads, Noosaville, Tewantin and Peregian Beach. It attracts a mixture of established families, retirees, professionals and lifestyle-focused residents, alongside a significant tourism population. It is known for beaches, national parks, restaurants, boutiques and a relaxed coastal lifestyle. Schools and everyday amenities are available, although the area is less connected by public transport than Brisbane or central Gold Coast. The main consideration is cost, with desirable coastal properties commanding a significant premium, and tourist activity can make the area particularly busy at peak times.
Caloundra & Southern Sunshine Coast
The southern Sunshine Coast includes Caloundra, Pelican Waters, Currimundi and Golden Beach and offers a mixture of established suburbs, newer developments and waterfront communities. It attracts families, retirees, professionals and people relocating from Brisbane who want a coastal lifestyle. The area is known for its beaches, waterways, parks and family-friendly atmosphere, with plenty of schools and shopping facilities. Access to Brisbane is relatively straightforward via the Bruce Highway, although commuting daily can become lengthy. Some newer developments can also feel quite suburban compared with the established coastal areas.
Hinterland & Western Sunshine Coast
The Sunshine Coast hinterland includes areas such as Nambour, Palmwoods, Woombye and Maleny and offers a very different lifestyle from the beachside suburbs. It attracts families, retirees, professionals and people looking for more space, greenery and a quieter pace. The area is known for its hinterland scenery, farms, markets, national parks and small-town communities. Housing can offer more space than the coastal strip, although public transport is more limited and access to the beach and major employment centres takes longer. For someone prioritising lifestyle and space over being close to the beach, it can be an excellent option.
